Coordinated with your listing

Professional Home Staging in Toronto

Professional staging, design direction and listing preparation coordinated as part of your Toronto property sale.

Service overview

Staging is one part of preparing your property for the market

Every engagement is scoped around the property, timeline and marketing plan. The confirmed staging services are shown below; related preparation services are addressed further down the page.

  • 01

    Property assessment

A walkthrough of the property to identify what to keep, edit, refresh or replace before the listing launches.

  • 02

    Design direction

A written plan for each staged room — palette, furniture, art and accessory choices tailored to the target buyer.

  • 03

    Occupied-home styling

Working around the seller's existing furniture, editing what stays and adding accent pieces where they help.

  • 04

    Vacant-property staging

A full furniture and accessory install so buyers see the space furnished at market-appropriate scale.

  • 05

    Furniture and accessory installation

Delivery, placement and styling by the staging team on a scheduled install day.

  • 06

    Photography preparation

Coordinating with the listing photographer so the property is photo-ready when the shoot happens.

  • 07

Removal after sale or agreed rental period

Furniture and accessory pickup at the end of the listing engagement or the agreed rental term.

Portfolio

Before & after — a selection of recent staging work

Selected projects are added as verified photography and permissions are confirmed. Every entry shows the property type, neighbourhood, whether the home was occupied or vacant and the scope of work.

Portfolio in preparation

We’re preparing a verified before-and-after gallery for publication

Rather than fill this section with stock imagery, we’re holding it for photography that has the seller’s permission, verified project details and a truthful scope of work. Selected projects will be published here as they clear review.

Occupied vs. vacant

Two different scopes, one preparation approach

The scope changes with the property. Occupied homes are usually styled around the seller’s pieces; vacant properties are staged with a full furniture package. Specific inclusions are confirmed on the consultation and listed in the listing agreement.

Process

From consultation to a photo-ready listing

Every listing moves at a different pace. The steps below describe the standard sequence — the exact timing is set on the consultation based on the property, existing condition and target listing date.

  1. 01

    Typically completed in one day
  4. 04

Photography and marketing materials are produced, then the listing goes live on MLS.

Photos usually within the same week as install
  5. 05

Removal after sale or agreed term

Furniture and accessories are removed once the property has sold or at the end of the agreed rental period.

    Scheduled around the closing timeline

Case studies

Verified projects, honestly reported

Where a case study is published, the property details, scope of work and any pricing or timing figures shown are drawn directly from the listing record and the seller’s permission to share.

In preparation

Case studies are added once every figure can be substantiated

We’re holding this section for projects where the property record, the scope of preparation work and any listing or sale figures can all be shown transparently. New case studies will appear here as they clear review.

Where results are shown, the outcome reflects the full listing, pricing and marketing strategy and is not attributable to staging alone.

FAQ

Answers to the questions we hear most

Where an answer depends on the specific property, we’ve said so. The consultation is where scope, timing and any coordinated services are confirmed for your listing.

What is included in a staging consultation?

A walkthrough of the property, a written design plan for the staged rooms, and a scope covering furniture, coordinated services and timing. Specific inclusions are confirmed on the property and in the listing agreement.

How does staging differ for occupied and vacant homes?

Occupied homes are usually styled around the seller's existing pieces, with accent additions where they help. Vacant properties are staged with a full furniture and accessory package so buyers can read the scale of each room.

How long does the staging process typically take?

A typical timeline is one to two weeks from the consultation to a photo-ready property. Exact timing depends on the size of the property, the scope of preparation work and the target listing date, and is confirmed on the consultation.

Do I have to move out during staging?

No. Occupied staging is designed to work around the seller. Rooms are staged and refreshed in place, and the seller only needs to leave the property vacant during photography and showings.

How long does the furniture rental last?

Rental terms are set on the listing agreement based on the expected marketing period. Extensions beyond the initial term are available and are priced separately before the extension begins.

What if the property does not sell during the initial rental term?

If the property has not sold when the initial term ends, the rental can be extended or the furniture removed. Extension pricing and next steps are discussed before the term expires so there are no surprise charges.

What areas of Toronto do you serve?

CondoWizard is Toronto-focused, with service primarily across the City of Toronto. Neighbouring GTA properties are considered on a case-by-case basis and confirmed at the consultation.

Do you handle painting, cleaning and minor repairs?

These are typically coordinated through trusted trades rather than delivered directly. Scope and pricing are confirmed in writing before any coordinated work begins.

Is staging available without listing with CondoWizard?

The staging service is designed to sit inside the CondoWizard listing engagement so pricing, timing and marketing align. Standalone staging inquiries are reviewed individually — indicate this on the consultation form.

How do I book a consultation?

Complete the seller consultation form on this page, or call Tal directly at 647-890-4082. The consultation is used to review the property, the timeline and the scope before any work is scheduled.
