One hundred fourteen apartments are planned for this 12-story apartment building with a total of 114 units. Located at 1649 E Broadway in Vancouver, BC, it is currently under development.

The property is now authorized for a 10-story mixed-use building with commercial use at ground level and 85 residential apartments above, comprising a mix of market-rate and strata-titled housing. Approximately 5,300 square feet of restaurant and retail space occupy the building’s East Broadway façade near a transit hub.

Architects IBI Group Architects and Jameson Development Corporation submitted a rezoning proposal in 2018 that included a 10-story building with commercial space on the first floor and a mix of condominiums and rentals.

Features and Amenities

There would be 114 rental apartments in all, with 23 made cheaper in the reworked plan. It’s not too late in submitting your thoughts to the city council.

Nine studios, 48 one-bedroom apartments, 31 two-bedroom units, and three three-bedroom units make up the amended suite breakdown, which now includes 91 market rentals averaging 388 square feet in size, 495 square feet on average, and 932 square feet. 

The realtor will offer each apartment a fair price to residents and investors, from the three studios to the five two-bedroom flats to the three three-bedroom houses.

The new apartment site in Vancouver has a dynamic facade with balconies organized in a semi-random pattern, while the use of brick walls helps reduce sound and contributes to the building’s energy efficiency. 

Roof decks that face the busiest street are created when the residential floors rise due to increasing east and west building setbacks. Enclosed balconies and solid walls on the East Broadway facades will reduce noise and improve energy efficiency.

An outdoor recreational space on the seventh story is also possible because of this building’s setbacks. The terrace has a rubberized-floored children’s play area and garden plots, seating places, and seats. Additional 73 parking spaces, as well as ground-level retail shops, are available.

Location and Neighborhood

Food company like Uncle Faith’s Pizza-Commercial is within a few feet from the apartment building. Residents may find several other eateries along Commercial Dr, which is accessible by foot or automobile. 

These include Broadway Station Sushi, McDonald’s, A&W Canada, Commercial Sushi, Freshslice Pizza, and more. The nearest coffee store is JJ Bean Coffee Roaster, just a block away from the flat. Safeway Broadway & Commercial and City Avenue Market are other convenient places for locals to stock up on food.
