The Allen District is aiming to transform into a prestigious walkable city destination and to become an in-demand housing market. This master-planned mixed-use community will consist of 3,000 mid-rise residential units in North York and 450 low-rise residential units.

The Northern part of this community will have modified mid-rises for residential, office, and commercial use, and a collection of townhomes. The south side of the Allen District will have a collection of low-rise apartments, modified mid-rise apartments, and townhomes ranging in heights no more than 11-storeys.

The eastern part will consist of semi-detached homes, townhomes, back-to-back, and stacked townhomes that rise up from 2.5-storeys to 4-storeys. Complementing the Allen District’s low to medium density developments will have three new park formations that spread throughout the community. While the retail and service shops provide convenience, the Allen District aims to purposely cater to its residents with its community-based amenities. 

Accessibility/Highlights

This master-planned community is surrounded by bus stops and is right across from Sheppard West Station. Also, it is 7 minutes from Downsview Park GO Station and 5 minutes to Wilson Station. The Allen District is close to three shopping malls: 6 minutes to SmartCentres Toronto (Downsview), 8 minutes to RioCan Marketplace, and 10 minutes to Yorkdale Shopping Centre, where residents can run errands, dine, and shop.

Families living in this mixed-use community are surrounded by various schools like William Lyon Mackenzie Collegiate Institute, Dublin Heights Elementary & Middle School, St. Robert Catholic School, Charles H. Best Middle School, Wilmington Elementary School, and more. Off-campus college/university students and faculty will find Allen District an ideal place to live as it is just a few minutes to Centennial College – Downsview Campus and 15 minutes to York University. Bus routes in this neighbourhood travel along Wilmington Avenue and Faywood Blvd and connect passengers to stations on the Yonge-University-Spadina subway line. The neighbourhood is well-known for its parklands and green spaces like Banting Park, Earl Bales Park, Parc Downsview Park, and more.
